TOP REIT Overview

Inheriting the DNA of the Sponsors

Top REIT consigns management of its assets to Top REIT Asset Management Co., Ltd. (TRAM), the Asset Manager, which was established by The Sumitomo Trust and Banking Co., Ltd. (currently Sumitomo Mitsui Trust Bank, Limited.) Nippon Steel City Produce, Inc., and Oji Real Estate Co., Ltd. (individually and collectively called the Sponsor Company/Companies). In setting up TRAM, the three companies dispatched and combined their staff with experience in a variety of areas including real estate development, brokerage, business administration and investment management. This allowed the Asset Manager to inherit the know-how and policies that the Sponsor Companies have long fostered in real estate and financing. By “Inheriting the DNA of the Sponsors,” the Asset Manager aims to maximize the investment value of Top REIT’s unitholders under the following three maxims of its business philosophy.

  3. (3) Work to realize high growth potential through an external growth strategy that applies the pipeline function of the Sponsors

  1. (1) Aim to achieve high transparency by addressing information disclosure, proactive IR and relationships with investors
  2. (2) Endeavor to achieve fairness through an internal control system that thoroughly emphasizes compliance and risk management

Skilled Management of a Diversified Portfolio and Optimal Application of the Sponsors' Strengths

Top REIT is committed to conducting management in pursuit of maximizing the investment value of its unitholders by endeavoring to secure stable earnings and steady portfolio growth in the medium to long term. In order to achieve this goal, Top REIT focuses on adopting the two pillars of its strategy: “skilled management of a diversified portfolio” and “optimal application of the Sponsors' strengths.”
